Patrick Murray is a partner in the Business Law Group in the firm's Ottawa office.  His practice is concentrated in the areas of corporate law, secured transactions and commercial real estate matters. Patrick's diverse background gives him valuable insight concerning his clients and the various legal issues they encounter. His ability to provide effective advice partners well with his reputation for providing clients with representation that is both persistent and focused.

His extensive repertoire of experience includes both the acquisition of small, local businesses and large, multinational companies. Patrick's experience in commercial real estate, includes the representation of owners, developers, investors and syndicators of retirement homes, office buildings, hotels, recreational facilities and various other types of properties in the development, acquisition, ownership, leasing, management, financing (debt and equity) and disposition of such properties. He is proficient in the formation and funding of ownership entities, obtaining governmental approvals for development and drafting and negotiating construction and financing documents.

Patrick's practice includes representing owning entities in matters relating to ownership, operation and management.  He has negotiated and drafted leases of space in office buildings and other types of facilities on behalf of both landlords and tenants. He is experienced in providing services related to joint ownership agreements and in structuring and documenting syndications to investors, including the drafting and negotiating of shareholder, partnership and tenancy-in-common agreements. He provides practical and solution oriented advice concerning the financing of individual investors' interests, in addition to financing at the level of the property-owning entity.

His practice often requires that he collaborate with accountants and other lawyers, including in-house counsel and members of other firms, who concentrate in ancillary areas such as securities, tax, environmental, human resources, bankruptcy, litigation and intellectual property.

Patrick is also experienced in advising lenders who provide financing for real estate projects, including mezzanine loans and start-up debt financing (including "participating" loans and loans convertible into equity). The real estate aspects of project finance transactions such as those involving electrical generating facilities (often involving governmental development agencies), are also part of his practice. He assists in advising lenders, equity investors, developers and other participants in such transactions. He is experienced in structuring and documenting the agreements and relationships among the holders of various real property interests in the land and the facilities, as well as the holders of mortgages and other security interests.
